Panorama Tower, standing at 868 feet (264 meters) with 85 floors, spans approximately 2.6 million square feet and was completed in 2016 at an estimated construction cost of $800 million. At the time of its completion, it was the tallest building in Florida and the southeastern United States.
The building comprises several key components:
Luxury Residences: 821 luxury rental apartments with modern interiors, floor-to-ceiling windows, sleek kitchens, and breathtaking views of Miami and Biscayne Bay.
Hotel Accommodations: The lower levels house the Hyatt Centric Hotel, featuring 208 boutique-style guest rooms.
Office Space: Around 100,000 square feet of premium office space designed for Class A businesses.
Retail & Amenities: Over 50,000 square feet of retail space with upscale restaurants, cafés, and retail stores, complemented by amenities such as a rooftop pool, fitness center, yoga studio, and spa.
The structural design features reinforced concrete engineered to withstand hurricane-force winds, meeting Florida’s stringent high-rise safety codes. Sustainability was a key focus, with the building receiving LEED certification for energy efficiency. Eco-friendly features include high-performance glass, energy-efficient HVAC systems, and water-saving fixtures, along with integrated smart building technologies that enhance the living and working environments.
Unique highlights of Panorama Tower include a sky deck and pool offering panoramic views of Miami’s skyline and Biscayne Bay, and its status as the tallest residential tower south of New York City at the time of its completion.
The project faced several challenges, including navigating Miami’s complex high-rise development approvals and ensuring hurricane readiness through extensive wind tunnel testing.
Economically, the project generated thousands of construction and long-term operational jobs, spurred further high-rise developments in the Brickell district, and bolstered Miami’s reputation as a hub for world-class architecture. The tower has received multiple awards for its architectural design, engineering excellence, and contributions to urban development.
